1. Eligibility

By registering on DistressDeals.ae, the Agent confirms:

• They are authorized to market the property
• They have direct communication with the seller
• They comply with UAE real estate regulations (including RERA where applicable)

DistressDeals reserves the right to request proof at any time.

2. Listing Types

Open Listing (Free)

• Agent may publish listings without charge
• Agent contact details are hidden
• All inquiries are routed through DistressDeals
• DistressDeals may introduce buyers to the agent

Pro Listing (Paid via Credits)

• Agent contact details are visible
• Agent receives inquiries directly
• Listings are prioritized in visibility

3. Listing Accuracy

The Agent agrees:

• All information must be accurate and not misleading
• Pricing, size, payment plan, and availability must be correct
• False, duplicate, or unauthorized listings are strictly prohibited

DistressDeals reserves the right to remove listings and suspend or terminate accounts.

4. Commission & Fees

Open Listings: DistressDeals is entitled to 10% of the seller-side commission upon successful transaction. If DistressDeals introduces the buyer, additional commission sharing may apply.

Pro Listings: Agent retains full control over deal. No mandatory commission sharing unless otherwise agreed.

5. Leads & Communication

• Leads may be delivered via CRM, email, or messaging systems
• Agent agrees to respond promptly and professionally
• Abuse of leads (spam, misuse, reselling leads) is strictly prohibited

6. Verification & Compliance

DistressDeals may require:

• RERA license
• Listing agreement
• Owner authorization

Failure to provide verification may result in listing removal or account suspension.

7. Platform Rights

DistressDeals reserves the right to:

• Rank listings based on Deal Score or internal logic
• Modify visibility
• Promote or deprioritize listings

8. Liability Disclaimer

DistressDeals acts as a marketing and introduction platform only and is not responsible for:

• Accuracy of listings
• Transaction outcomes
• Agreements between parties

9. Termination

DistressDeals may suspend or terminate accounts for:

• Fake listings
• Misrepresentation
• Abuse of platform

1. Seller Declaration

By submitting a property, the Seller confirms:

• They are the legal owner OR authorized to sell
• Property details are accurate
• There are no undisclosed legal issues

2. Listing Process

• Property may be listed directly or via an Agent
• DistressDeals may evaluate and assign a Deal Score
• Listings may be shared with investors

3. Pricing & Strategy

Seller understands that the platform focuses on discounted / opportunity deals and pricing may be benchmarked against market data.

4. Commission & Fees

If a transaction is completed via DistressDeals, the Seller agrees to pay the agreed commission. DistressDeals may receive a share of the commission.

5. No Guarantee of Sale

DistressDeals does not guarantee:

• Sale of property
• Timeframe of sale
• Final price

6. Confidentiality

Certain listings may be shared privately with verified investors. Seller agrees to this distribution model.

7. Liability Disclaimer

DistressDeals does not act as broker unless explicitly stated and is not responsible for contractual agreements.

8. Termination

Listings may be removed if:

• Information is incorrect
• Property is no longer available
• Seller violates terms

1. Eligibility

By registering, the Buyer confirms:

• They are financially capable of purchasing
• They are acting as principal or authorized representative

DistressDeals may require ID verification and proof of funds.

2. Nature of Listings

Buyer acknowledges that listings are provided by agents/sellers and DistressDeals does not guarantee accuracy.

3. Deal Score Disclaimer

Deal Score is a guidance tool only, based on available data and algorithms. It does NOT constitute financial advice.

4. Due Diligence

Buyer is responsible for:

• Verifying property details
• Conducting legal checks
• Reviewing payment plans and costs

5. Transactions

DistressDeals may introduce buyers to agents/sellers. Final agreements are between Buyer and Seller.

6. Fees

Buyer may be subject to agency fees and platform fees (if applicable).

7. Confidential Listings

Some listings are private and available only to verified investors. Buyer agrees not to:

• Share confidential listings
• Circumvent platform

8. Anti-Circumvention

Buyer agrees:

• Not to bypass DistressDeals to avoid fees
• Not to contact sellers directly outside platform

Violation may result in legal action and financial penalties.

9. Liability Disclaimer

DistressDeals is not responsible for:

• Investment performance
• Market fluctuations
• Financial losses

10. Termination

Access may be revoked for:

• Misuse
• Fraudulent behavior
• Breach of terms

1. Platform Role

DistressDeals acts as a technology platform and marketplace. It is not a legal advisor or a financial advisor.

2. Governing Law

These terms are governed by the laws of the United Arab Emirates.

3. Amendments

DistressDeals may update terms at any time. Users will be notified where applicable.

4. Acceptance

By using the platform, users agree to all terms and conditions.
